What Drywalling a Room Costs

Hanging and finishing drywall costs $2 to $4 per square foot to a Level 4 finish, installed — so a 12 × 12 ft room with 8 ft ceilings, about 528 sq ft of wall and ceiling, is roughly $1,050 to $2,100. Level 5, which is what a wall under raking light or flat paint needs, is $3 to $6. The sheets themselves are $14 to $22 each and are the cheapest part of the job.

Hanging drywall is a day. Finishing it is the job. The number that moves a drywall quote more than square footage is the level of finish, and it is the one thing most quotes leave unstated.

Levels of finish, which is where the labour is

The Gypsum Association defines six levels, 0 through 5. Level 3 is for heavy texture, Level 4 is the normal standard for flat paint and light texture, and Level 5 adds a skim coat over the entire surface.

Level 5 can cost half again as much as Level 4 for the same square footage, all of it labour. It exists for one reason: gloss and raking light. A wall lit from the side or painted in anything with a sheen shows every joint at Level 4, and no amount of paint fixes it afterwards.

Sheet size is a labour decision

Twelve-foot sheets across a twelve-foot wall produce one butt joint fewer than two eight-foot sheets, and butt joints are the hard ones — they have no tapered edge, so they are floated wide and are the joints that telegraph. Longer sheets cost slightly more and finish better.

Half-inch is standard for walls. Five-eighths is required in many garage-to-house assemblies and for fire-rated ceilings, and is worth using on any ceiling at 24-inch framing because half-inch sags between joists.

What goes on with the sheets

Roughly one 4.5-lb box of screws per thousand square feet, a roll of tape per four to five sheets, and a bucket of compound per eight to ten sheets at Level 4. Corner bead is by the linear foot and is counted separately.

Moisture-resistant board belongs behind tile in a shower only if it is the cement or glass-mat type. Ordinary green board is not a tile backer in a wet area under current code.

Waste and the ceiling

Ten per cent waste on a plain rectangular room, more where there are many openings, because the offcut around a window is rarely big enough to use anywhere else.

Ceilings cost more per square foot than walls in every quote, because everything is done overhead. A room quote that prices ceiling and wall the same is a quote to read twice.

Questions people actually ask

What finish level do I need?
Level 4 for flat or matte paint on a wall lit from the front, which covers most rooms. Level 5 where light rakes across the surface, where the paint has any sheen, or on a large unbroken ceiling. Choosing Level 5 after the walls are painted means starting the finishing again.
How many sheets do I need?
Total wall and ceiling area divided by 32 for 4x8 sheets, plus about 10% waste, and openings under about 20 square feet are usually not deducted because the offcuts are unusable. The calculator does this and separates ceiling from wall.
Is drywall a DIY job?
Hanging is. Finishing is a trade that looks easy and is not, and the difference shows under every light in the room for as long as the wall stands. A common split is to hang it yourself and pay for taping and finishing.
Why is my small room more expensive per square foot?
Because setup, mixing, corner work and the number of trips do not scale down. A bathroom has more corners and cut-outs per square foot than a bedroom wall, and corners are where the hours go.
